Paul Kaulesar: From Queens to Closing Deals in West Palm Beach

In the world of real estate, many professionals talk about hustle. Few actually live it the way Paul Kaulesar does.


Based in West Palm Beach, Florida, Paul is a real estate broker known for his straightforward approach, deep market knowledge, and ability to guide clients through both residential and commercial deals. But what sets him apart isn’t just his success—it’s the story behind it, and how he got here.


Early life: learning business at home


Paul was raised in Queens, New York. His introduction to real estate wasn’t through a seminar or textbook—it was lived at home. His parents were hands-on investors: his mother scouted properties, and his father handled the repairs and renovations.


“I watched them take a place from rundown to ready,” Paul recalls. “That stayed with me. It showed me that real estate is more than just numbers. It’s about vision and execution.”


This early exposure helped shape Paul’s mindset. Real estate wasn’t just a career option—it was part of how he understood the world.


Education that challenged his thinking


After moving to Florida in his teens, Paul graduated from Royal Palm Beach High School. He later enrolled in the Entrepreneurship Program at Palm Beach State College, eager to develop business skills that could help him carve his own path.


But Paul didn’t stop there. He took things further by pursuing executive education at Harvard Business School, completing both the Disruptive Strategy and Negotiation Mastery programs.


“These weren’t just certificates on a wall,” Paul says. “They gave me frameworks I use every day—especially in a fast-moving market like South Florida. I don’t just help people buy or sell. I help them think through every decision strategically.”


In 2020, Paul also earned the title of Numismatic Scholar from the American Numismatic Association—highlighting a personal interest in rare coins and collectibles. It’s a lesser-known part of his story, but one that reflects his attention to detail and respect for history.Most recently, Paul completed Harvard Business School’s Leading Change and Organizational Renewal (LCOR) program—a deep dive into the strategies organizations need to adapt, innovate, and lead through transformation. The program further sharpened his ability to help clients and teams embrace change with confidence and clarity.


Real estate as a craft


Paul joined OnCall Realty and quickly became known for his precision and preparation. He focuses on high-value transactions, including waterfront properties, investment portfolios, and family homes in growing neighborhoods like Royal Palm Beach.


One of his keys to success is simple: readiness.


“I treat every client’s situation like a competition prep,” he explains. That comparison comes from his passion for powerlifting, another important part of his life. “You don’t just show up to lift heavy. You plan. You train. You visualize. Real estate’s the same way. If you're not prepared, you’re already behind.”


Seeing trends before they hit


Over the years, Paul has noticed important shifts in what buyers want. One major trend: the rise of eco-friendly and energy-efficient homes.


“People aren’t just asking how many bedrooms anymore,” he says. “They’re asking about solar, insulation, smart systems. That’s where the market’s headed.”


He’s also seeing increased interest in homes that support remote work—spaces with home offices, reliable internet, and outdoor areas for balance. “COVID changed how people think about space. That’s not going away.”


For investors, Paul emphasizes the importance of understanding local development patterns. “It’s not just about buying what’s hot now. It’s about what’s sustainable five years from now.”


Fitness, mindset, and staying grounded


Outside the office, Paul trains as a powerlifter and boxer. He also plays dominoes—a reminder that strategy doesn’t always look like spreadsheets.


“Dominoes taught me patience and reading people,” he laughs. “It’s more helpful in negotiations than you’d think.”


His fitness background contributes to how he handles stress and approaches challenges. “In lifting, you have to stay calm under pressure. That transfers directly to closing deals, especially when emotions run high.”


Giving back through action


Paul is also a consistent supporter of charitable organizations. His list includes St. Jude Children’s Research Hospital, Save the Children, Action Against Hunger, and the Peggy Adams Animal Rescue League.


“Giving is non-negotiable for me,” he says. “If I’m doing well, I have a responsibility to help others. Period.”


This philosophy shows up not just in donations, but in how he interacts with clients. “Sometimes people just need someone to slow things down, explain their options, and listen. That’s how you build trust.”


Looking ahead


Paul is focused on continuing to grow in the West Palm Beach market while exploring sustainable real estate solutions. He’s also interested in mentoring young professionals who want to break into the industry.


“I’ve been lucky to learn from real experiences—from my parents, from failures, and from the people I work with every day,” he says. “I want to pass that on.”


Paul Kaulesar may have started his journey in a modest home in Queens, but today he’s helping others find theirs—bringing a lifetime of lessons, strategy, and steady discipline to every step of the process.
